Lodging Policies & Info - Spring 2019


{ Lodging Reservation Cancellation Policy }  


IF BOOKED VIA PHONE OR THROUGH OUR WEBSITE: In the event that you need to change or cancel your reservation, you must do so within 24 hours of booking. All reservations require a non-refundable credit card deposit equivalent to the greatest value of one night's stay. Any reservations cancelled within 24 hours of booking will receive a refund of any balances paid beyond deposit, UNLESS otherwise noted (during special events, holiday/black-out periods, for groups or room blocks, etc.). Reservation changes and/or cancellations made more than 24 hours after the time of booking will receive NO refunds or credits; the entire balance due will be charged to the original form of payment provided.     


IF BOOKED VIA 3rd PARTY BOOKING AGENT: Changes and cancellations to reservations booked via any 3rd party (i.e. BedandBreakfast.com, Hotels.com, Expedia.com, Orbitz.com, HomeAway.com, Connections.be, etc.) MUST be directed to the original booking agent/place of purchase; we cannot edit or cancel reservations that were not booked directly through our website or via telephone. There is NO guarantee that a 3rd party online booking agent will issue any form of credit or refund. Changes and/or cancellations made more than 24 hours after booking via 3rd party agents will not be issued any credits or refunds.     


ALL BOOKINGS: Reservations made within 24 hours of scheduled arrival or as a walk-in are non-refundable. No-shows & significantly late arrivals (after 11pm) will be charged the FULL balance for the original reservation booked; no credits or refunds will be issued. Any unscheduled early or late arrivals will incur a $50.00 service fee.   Reservation changes and/or cancellations made more than 24 hours after the time of booking will receive NO refunds or credits.  


{ Check-In Requirements }   


Guest check in is available between the hours of 4pm-8pm on date of arrival, unless you have made arrangements in advance with our Innkeeper.  Requests for early or late check-in are not guaranteed & must be requested at least 48 hours in advance with our Innkeeper.

A credit card and photo ID are required upon arrival, as well as completion of a Lodging Registration Card. All guests (adults and children) must be included on registration card at time of check-in; guests may not exceed the maximum occupancy for each room.   

Any remaining balance due for your stay will be collected/processed upon check-in if you have not prepaid, such as through an online booking agent. *Just like nearly every other hotel in this country, your credit card information will be stored until check-out and will be deleted after a staff member has done a mandatory visual inspection of the room/property for damages; excessive damages will be billed accordingly. **Any exceptionally early or late arrivals will incur a $50.00 service fee.           



{ Important Info About Your Stay With Us }   


•   Check-in is available between 4pm-8pm on date of arrival at hostess station of restaurant. 

•   Each room may be issued 2 (two) room keys. Any unreturned keys will result in a $30 replacement fee per key. 

•   All guests staying on property must be registered at time of check-in. Rooms may not exceed the individual maximum guest occupancy. 

•   Please be aware: the registered guest’s credit card will be authorized for the greatest value of one night’s rental upon check-in for any damages that may occur during your stay. Non-debit credit cards are recommended for this transaction; cash deposits require $500.00 per room. Excessive damages will be charged accordingly. 

•   Check-out no later than 11am on date of departure. Late check-out requests will be honored if available. 

•   Pets are not permitted inside the building unless prior arrangements have been made with Innkeeper. 

•   Children must be supervised by an adult at all times.  

•   Smoking/vaping/e-cigarettes (of any kind/product) and/or open flames (including but not limited to matches, lighters, candles, etc.) are NOT permitted inside the building or on attached decks/patios. Any evidence of this will result in a $500.00 damages/cleaning fee charged to the credit card provided for incidentals at time of check-in; there are NO exceptions.

•   Ski/snowboard equipment & bikes not permitted inside the building. 

•   All entrances to the bar & restaurant areas are locked outside of open hours and cannot be accessed by lodging guests. 

•   Please do not block the dumpsters or entry/exit access for other guests with your vehicles. 

•   Complimentary coffee, water, and fruit are available in the lodging vestibule after 8:30am on Saturdays, Sundays, & holidays. 

•   Our restaurant & bar is open for dinner Tuesday – Thursday 5pm-9pm, and Friday & Saturday 5pm-10pm. *Dining reservations are not required but greatly appreciated. 

•   NO outside alcohol is permitted inside the restaurant or bar. We are a fully licensed business with the NYSLA and there are NO exceptions. 

•   Shoes and appropriate attire are required in restaurant and bar. Children must be accompanied by an adult over the age of 21 at all times while in the restaurant & bar areas.

•   We ask that all guests be respectful of others and keep noise to a minimum. Our staff and management reserve the right to request any registered guests or non-registered persons vacate the premises should it be deemed necessary.

•   This is an older building with a lot of character; as such, we appreciate your understanding of temperature fluctuations, traveling sounds, and lively neighbors. Don’t worry - we will do our best to ensure your stay at our house is as enjoyable and memorable as possible!
